Typically, the rights and duties of commercial tenants are found in the lease agreement negotiated between the business owner (the tenant) and the owner of the leased property (the landlord). IMPORTANT ANNOUNCEMENT FOR
RENO LOCKOUT REQUESTS
Reno Justice Court has mandated that all lockout requests by landlords and property management companies must now be e-filed directly from their own e-filing accounts. Third-party e-filing accounts, including ours, can no longer be used for this process.
However, you can authorize Reno/Carson Messenger Service to e-file your lockout request by providing us with your e-filing username and password. This would grant us access to your account to submit the lockout request on your behalf.

Once your e-filing account is set up:
The steps are only if you are ready to move forward and lockout the tenant
Fill out your Landord’s Affiavit/Complaint form provide here:
Complete the Washoe County Sheriff’s Lockout Instructions form.
If you'd like Reno/Carson Messenger Service to handle your lockout through completion, enter our name as the Agent. We will fill in the Agent Contact information before submitting payment to the Sheriff’s Department.
Required documentation we will need from you to efile a LOCKOUT request with Reno Justice Court:
Lanndlord’s Affidavit/Complaint
Signed Affidavit(s) of Service which were emailed from process@renocarson.com as download links to after your eviction notice was served to the property.
Fillled out Washoe County Sheriff Lockout Instruction Form
Copy of the notice(s) that were served to the address
Your Reno Justice Court efiling user name and password
You can email all documents to process@renocarson.com, or for a faster response, upload them directly through our website using your web portal. Your username and password were sent to you when we completed your first eviction service.

Dougas county sheriff does not perform the lockout. Once the court issues the lockout order, the landlord and locksmith may change the locks without a police presence. Only of the tenant is still present, then the sheriff department may be called out to remove the current occupant.
